1 Buying a property in Spain as a holiday home or to live in Spain permanently is a dream that many people share. Sun, sea, sand, sangria, siesta ... everything you want ... and more. However, most people leave it at that - it just remains a distant dream. Other people travel to Spain on holiday and they fall in love with the place and the people. They end up buying their Spanish property like they buy groceries in a supermarket. In other words, without doing much research and without understanding the legal or financial aspects. There are a number of issues to consider before you jump into legal or financial commitment. It is worth spending time looking at the issues - mistakes can be costly and stressful. Why Buy? Why do you wish to buy a Spanish apartment, townhouse, bungalow or farm? Are you looking for a holiday home? If so, how many times a year are you likely to make use of your apartment? Would you enjoy going to the same place for your holidays year after year? Remember - you are responsible for your flights and transfers - would this be more expensive than going on package holidays? Would you let your apartment or bungalow for holiday rentals when you are not using it? What about property maintenance and care when you are away? What about insurance implications? Look at the policy small print carefully. Do you need a mortgage to help you with your purchase? Are you buying the property as an investment? Do you know about Spanish property trends over the last 12 months? Are you aware about inheritance tax, sales tax, community charges etc? Do you need to use a lawyer from your own country or a Spanish lawyer or a lawyer at all? Do you know that some property
agents may put you under immense pressure to sign on the dotted line?

2 Once you have signed, you may lose your deposit or you may be legally bound to go through the purchase. If they put you under such pressure, how would you cope? Once you are 100% sure that you really want to buy a property in Spain, arrange an inspection trip. Get an Spanish Property Agent to show you the type of properties that you are interested in. Don't be afraid of asking questions. Ask the Agents as well as the lawyers. If you don't understand anything, you must ask before you make any legal commitment. Once you have located a property that you like, and you need to see it two or three times over a number of days, that is exactly what you should do. A good Agent should be interested in helping you to make the right choice. A good agent is not pushy. They handle good properties - and they know the properties will sell whether you buy one or not. Bad Agents may be after a quick sale but they don't succeed for too long. You need to become aware quickly whether the agents are helping you or whether they are just after their commission.
